TRANSFORMING A CAR DEALERSHIP INTO RETAIL SPACE

In late summer of 2011, one of our clients asked us to help them clean up a former car dealership. The original scope of the project was to remediate some PCB Caulking from the exterior windows, and to remove lamps and ballasts that were throughout the building. Over the next month, the scope grew considerably and our client commented that “he was glad to have Dec-Tam on board to handle all of the changes.” The scope of work now consisted of the following:

  • Cleaning and removal of an oil/water separator
  • PCB remediation of window caulking and floor mastic
  • Asbestos abatement of interior pipe, wallboard and asbestos/concrete pipe
  • Soil remediation – both asbestos and PCB
  • Removal of 17 PCB contaminated automotive car lifts with hydraulic oil tanks
  • Abatement of 160 linear feet of former exhaust Asbestos/Concrete Pipe
  • Excavation of urban fill for disposal
  • Jet Rooting the storm drain system

Because Dec-Tam has highly skilled and experienced Project Managers, Supervisors and technicians who are crossed trained in several disciplines, these discoveries were handled efficiently and the project was able to continue without having to bring in additional subcontractors. In summary this project could be broken up into two parts:

Part 1 – Interior Work

  • Broke up 7,500 sq/ft of 8 inch concrete flooring to access 17 car lifts
  • Drummed all PCB oils from the car lifts
  • Performed Asbestos Abatement to interior heating pipe and wallboard
  • Removed indoor/outdoor carpet with PCB Mastic and shot blast the concrete floor
  • Removed, transported and disposed of the 17 pistons as ›50ppm PCB Waste
  • Abated two 80 foot asbestos transite pipes embedded in 1 foot of concrete
  • Backfilled the area with clean material and imported clean bank run gravel
  • Drummed, manifested and disposed of twenty-five, 55 gallon containers of PCB oils, soil and mastic

Part 2 – Exterior Work

  • Remediated the PCB caulking around 375 linear feet of window
  • Excavated, transported and disposed of 48 ton of ›50PPM contaminated soil below the windows
  • Excavated, transported and disposed of 328 tons of Asbestos containing soils from the parking lot
  • Cleaned, excavated and removed one 1,500-gal Oil Water Separator
  • Excavated 48 ton of ›50PPM PCB soil around one exterior lift
  • Excavated, transported and disposed of 652 tons of urban fill to landfill
  • Backfilled the area with clean stockpiled material and imported clean bank run gravel
  • Cleaned the storm drain system to prevent sediment from entering and binding the newly installed drainage “jelly” units

Dec-Tam provided the customer with:

  • Waste manifesting
  • Weight tickets
  • Backfill receipts
  • Daily job sheets
